Timelines before listing a home. A question I often get asked is about the timelines when selling. What should you expect? Well, first off, we need to get the home ready for sale. I’ve been in this industry for over 17 years, and I’ve personally sold over 2000 homes. So believe me, our company knows what goes into selling a home. You want to be ready. You want to be really careful not just to stick up a sign and slap the home on the MLS prior to having the home in its show ready condition. This will give you an excellent idea of a few things that you need to do and to think about prior to letting buyers into your home.

So after we meet with you and you decide to list with us, we will give you a contract to sign. And once the contract is fully executed, we will then schedule an appointment with our stager to come over to give you recommendations on what you can do to enhance the appearance of your home so that you can maximize on the return of the investment of your property. And don’t worry, there’s no additional cost for this service for you. But this is essential, because research shows the importance of staging in relation to the amount of money that you’ll get, and also how quickly your home will sell.

Once the home is in show ready condition, we will then schedule our professional photographer and videographer to come to the home, to capitalize on all the unique features that your home has. We also send out a digital marketer, so they know your home from the inside and out, so they can enhance all of your features digitally on the web. Once we have the pictures and video, we will work on the back-end marketing. This is one of the most important parts of getting you the most amount of money for your home. We just don’t want to put up a sign and stick it on the MLS. It’s much more detailed than that. That’s why we have a very strategic, comprehensive digital marketing strategy that we utilize here at Homes By Krista.

This involves running highly targeted ad campaigns across multiple social media platforms, and advertising both locally and out of the area. We’re capitalizing on Facebook, YouTube, Instagram, individual property websites, and it’s really imperative for you, as a home seller, to understand that just posting your home on Facebook, it’s just not enough. And that’s what most people do. If you do that, you’re only going to get about 3% of people actually seeing your property. So we properly expose your home across multiple social media platforms and other online avenues. Marketing’s a very important aspect, so be sure to watch the video. It’s one of the key factors that will result in you gaining or losing the most amount of money and the most amount of buyers when selling your home. During the marketing preparation, we will also recommend whether or not you should have any other inspections done prior to putting your house on the MLS. While the home is being marketed, we will also go over all the disclosures with you so that those can be made available to the buyer prior to them making an offer, so they’re fully aware of the condition of your home prior to making the offer.

Okay, so once all the marketing is done, then we go live on the multiple listing service, and hundreds of other websites and avenues. And don’t forget, we’ve already gone onto the major sites like Zillow, and enhanced those sites to get optimum performance when selling. Now we’re ready to go live. You can expect agents to be calling you and setting up appointments with their clients to come in and see your house. So make sure it’s ready. The buyer’s agents will accompany them, so don’t worry about that. And depending on what time of year it is and what the market conditions are, will determine how long it takes for your house to sell.
